First, this is my father-in-laws house; I told him I would contact a couple contractors to see what they think could be done and what it might cost. The issue is with the garage located on the south end of the house. The garage is about 27' long by 28' wide. The house and garage are wood framed with a brick veneer. The house has a full basement under it and it was constructed in 1983. I set up a level and measured to a mortar joint and several locations and determined that the south corners of the garage are about 7/8" +/- lower than the north end where the garage abuts the house. This settlement has led to some cracking in the mortar joints and full depth cracking of the brick in one location. Along with this, there appears to have been some settlement of the floor slab. My in-laws recently tried to sell their house, but the buyer backed out after the home inspection because of the unknown foundation problems. I would like to get an preliminary idea of what would be done to correct the settlement of the building and to level the floor slab, and I would like a rough estimate based on what I've described with a range from best case scenario (no unknowns) to the higher end (assuming at least one or two unanticipated things happen). I would provide this to my father-in-law for his consideration. The west side of the garage has some landscaping and a sidewalk. The south side has a concrete driveway. The east side has a concrete walkway and there are hedges that would likely be damaged accessing that side of the garage. There is underground sprinkler in the lawn. If you can provide me with an email address, I can send some pictures, along with a sketch showing a little more in depth the settlement measurements I took. Thank you for your time.
